River Rock Property Management specializes in the physical and financial management of your investment – one house, condo or co-op at a time.
That means we simply don’t manage large apartment complexes, suburban homeowner associations or commercial shopping centers; instead we focus solely on you – the individual homeowner and/or investor. Our entire portfolio consists of single family homes as well as condo or co-op units and small rental buildings with less than 20 units. We keep our focus narrow, so we can focus on your property.
Our Signature Wellness Checks
We take our cars in for an oil change every 3 months, shouldn’t someone check in on one of your biggest investments that often too? We think so, and that is why we offer our exclusive quarterly Wellness Check where we visit the property and report to you on the current condition. We have found that this pro-active approach helps better maintain the property and tenant relationships. Why wait until there is a problem to visit the property? You have the right to peace of mind, and we offer it four times a year at no additional charge.

Our goal is to maintain the property according to the highest achievable standards in accordance with a management plan established in consultation with the owner at the outset, followed by continued and regular communications.

Niamh O’Donovan
A native of County Cork, Ireland, Niamh comes to us from California. She and her family relocated to the DC area due to her husband’s Naval career. A graduate of the University of Galmorgan, Wales, U.K. Niamh was awarded a Bachelors degree in Estate Management Surveying. After graduation she began working internationally in the property management field. Recognizing the need for a customer service based property management firm in Ireland she returned home and opened Acorn Property Management. In 2002, Niamh sold her successful company to join her husband in California. She was quickly recruited to work for Trident Pacific Real Estate in Coronado where she directed the property management department. In 2006 Niamh moved with her family to Monterey, CA where she joined Keller Williams Realty. Niamh was a Realtor with the top producing Jacobs Team. We are fortunate to have her join Dillon Crew and River Rock Management where her knowledge, experience, and hands on approach to real estate and property management will certainly provide our clients the complete package of services. Niamh currently lives in Old Town, Alexandria with her husband and 2 sons and their standard poodle.

The principal and founder of River Rock Management is Michael Dillon. Michael is a licensed real estate broker in Washington, DC and a licensed real estate sales person in Washington DC, Maryland and Virginia.
